Sunriver Resort Construction Updates

Sunriver Resort has committed $40 million over the next five years to new and refreshed facilities and enhancements that will improve guest experiences at the historic, iconic Oregon lodge. Already underway is the construction of a new 10,000-square-foot Aquatics Center at The Cove, the property’s pool complex, and a full renovation of the resort’s 190 guest rooms and suites. The resort also has plans to create an 18-hole putting course for families, enhance the horse stables and trail network, improve the Sunriver Regional Airport, and more.

New Aquatic Center at The Cove

Designed to expand The Cove into a year-round aquatic complex, the new 10,000-square-foot Aquatics Center will feature an indoor pool, a 12-14-person spa, a waterslide and lazy river. Roll-up doors will bring the outdoors in during warmer months, with the indoor facility providing shade and offering convenient access to the resort’s existing outdoor zero-entry pool, hot tub, outdoor slide and splash pool. 
Designed to match the aesthetic of other historic resort facilities, the Aquatic Center’s architecture will include use of wood columns, wood roofing and lava rock. The new facility will also include a poolside bar, full-service poolside waitstaff and expanded offerings from The Spotted Frog, the resort’s previously seasonal poolside restaurant. An additional 10,000-square-feet of new outdoor activity and event space is also included in the design.

“The new Aquatic Center at The Cove will double our summer pool capacity so that our guests have more room to relax, and will give us a new amenity to offer during the winter months and when the weather is cool,” continued O’Shea.

Construction of the Aquatic Center at The Cove has begun and is expected to be complete ahead of Memorial Day 2021. The Cove’s existing outdoor pool facilities will remain fully accessible by resort guests for the summer 2021 season.

CONSTRUCTION UPDATE JUNE 11, 2020:
The project hit a fairly significant milestone this week when the first columns were installed and the building started  to take shape. Framing was originally scheduled to begin on June 15th, so we are nearly a week ahead of the original framing critical path. 
 
This week the entry area slab was placed, along with a pathway connection slab after observing guest traffic patterns for safety. Other mechanical and plumbing items were completed underground near the mechanical and restroom areas. Irrigation piping and grading is nearly complete. The work to repair the Spotted Frog kitchen is completed and all systems are ready for opening. 
 
The design team is preparing updated renderings for SLRP to review by Monday showing interior finishes, exterior features and general building layouts as before. Overall, a good week on the project.

CONSTRUCTION UPDATE 6-11-20

CONSTRUCTION UPDATE JULY 30, 2020:

Crews continue with structure framing and setting the final posts, rafters and purlins. Current areas of work consist of purlins at the entryway and wall/column framing at the mechanical room. 

Next week our painting crews will arrive and begin prepping the wood structure and begin staining by the end of the week. The structure will be stained the same color as the Spotted Frog columns and beams. The structure stain and finish roofing stain are similar, yet different, so the crews will complete the structure staining prior to having the roof deck being installed. The roofing material will be pre-stained and installed in a finished condition, saving time and effort trying to paint in an elevated basket.

CONSTRUCTION UPDATE AUGUST 13, 2020:

Crews are making progress with framing around the mechanical room and finishing the exterior sheeting around the main structure. All of the main structure is nearly complete and miscellaneous work will continue on throughout August.  Painting crews have been sanding and pressure-washing the main structure in preparation for staining. We anticipate staining to begin next week. The roofing material is being prepared for installation over the next two weeks. 

Overall project progress is on track and moving along nicely.

CONSTRUCTION UPDATE 8-13-20

CONSTRUCTION UPDATE SEPTEMBER 10, 2020:

Crews completed framing the bathrooms, mechanical room and corridor ahead of schedule. This was done in effort to bring in additional trades to begin mechanical, electrical and plumbing work in the walls to open up progress in that area. Now that the framing has progressed, crews will now shift their focus to the first phase of roofing, which will expand over the south roof through the end of the week. Material has been staged onto the flat roof in preparation to build the screen wall that will surround our rooftop HVAC unit. Over the next few weeks crews will begin installing the weather barrier on the walls of the building and flashing at windows and around doors.

CONSTRUCTION UPDATE SEPTEMBER 17, 2020:

The recent fires and smoke have shut down most outdoor activities as well as job sites throughout Oregon. The lumber mill where some of our material was coming from burned down, because in the recent Mill City fire. Many of the other lumber distributors have shut down due to poor air quality created delays in getting materials and other supplies. Thankfully our construction team pre-ordered enough materials to continue working as soon as the air quality index comes down to safe levels.

With the recent poor air quality, R&H Construction stopped work Friday through Tuesday, were able to work part of the day Wednesday and are now on hold pending air quality. Losing a week is not ideal, however not too significant in the big picture. R&H Construction is currently working on an acceleration plan to make up lost time and confident that this delay wont affect our overall schedule. There have been efforts on installation of roofing materials over a three day period. Based on their progress, they anticipate to have the roof fully covered by the end of next week.

Fingers crossed that the smoke witl clear up this afternoon and evening. Mechanical, electrical and plumbing crews are scheduled to arrive onsite tomorrow and continue rough-in work inside the building. Painting crews will start pre-finishing siding and trim, which will follow roof installation. Overall, the safety of the workers is top priority, and they will get back out as soon as air quality improves.

CONSTRUCTION UPDATE OCTOBER 1, 2020:

The car decking is nearly complete along with the plywood sheeting on the natatorium structure. There are several additional phases of roofing material that will be installed over the next few weeks, and we are projecting to have the roofing complete by the end of October (right on schedule). All of the building's siding is onsite, and as soon as the building wrap and insulation are installed, the siding will be installed and should be completed around the same time as the roof. The window systems are in the initial stages of being completed. The windows and storefront systems are also on track to be installed in the next 4-7 weeks. The building will look quite different in 30 days.

CONSTRUCTION UPDATE OCTOBER 15, 2020:

The three-week outlook consists of installation of weather barrier and siding on the exterior of the building. The structure that is being built on top of the flat roof is the HVAC screen system that will house our new mechanical unit that will serve the indoor spaces. Inside the building our mechanical, electrical, fire sprinkler and plumbing trades are working on rough-in for building utilities and systems.

The siding that is being installed has been prefinished. The intent of this first coat is to provide protection to the siding throughout the winter, and the inconsistency of coverage will be alleviated with the final coat. In the spring, a final coat will be sprayed and back-rolled prior to the completion of the building.

$12M Guestroom and Suite Renovation

As part of its commitment to offering a high-quality guest experience, Sunriver Resort has started a $12 million, 190 guestroom, and suite renovation. The project, phased to allow for minimum guest disruption, is scheduled for completion in the first quarter of 2022 with the first 44 rooms to be ready for occupancy ahead of summer 2020.

With design detail curated by Kirsti Wolfe Designs out of Bend, Oregon, Sunriver Resort’s guestrooms and suites will offer a premium finish that maintain the resort’s classic Northwest lodge aesthetic but deliver the modern, amenity-rich experience resort guests expect. The stylish interiors will feature rich textures and fabrics, local art, fresh paint, LED lighting, and new flooring, furniture, drapery, and bedding. 

Guests can also expect all new bathrooms with backlit mirrors, new plumbing fixtures, alder trim and cabinets, quartz countertops, and rain showers. Other standard amenities in each room include a gas fireplace, state-of-the-art 65-inch TV, in-room safe, microwave, mini fridge and coffee maker.

Golf, Stables, Private Regional Airport and More

In addition to the Aquatic Center and rooms renovations, other planned resort enhancements include restoration of the Sunriver Stables building and retail store, replacement of the original fencing, and new and expanded retail offerings. When the stables reopen for the summer, guests will also have the opportunity to experience new trails and vistas by horseback, as 6-12 new trails will be used by trail guides to offer more variety and disperse riders.

Renovation of Sunriver Resort’s 9-hole putting facility located behind the main lodge will result in the creation of a new 18-hole putting course for families. Built along the Little Sunriver, the course will offer kids and adults a fun opportunity to hone their short game skills before deciding whether to tackle one of Sunriver’s three 18-hole championship courses.

For those traveling to Sunriver by private plane, significant upgrades to the Sunriver Airport are planned and underway, including an extended runway, new weather station, expanded parking and more.
